摘要本论文是依据一套同时拥有框架结构和砖混结构的施工图纸,分别用于商业网点和多层住宅,总建筑面积为4881.162m2。本论文严格按照施工图预算的编制程序、施工图纸及配套的标准图集、预算定额及取费标准、现行建筑材料价格、施工组织设计及施工方案进行计算和编制的。本论文主要是对沈阳市××地××楼进行施工图预算。计算的基本方法,首先安排分部工程的计算顺序,然后安排分部工程中各分项工程的计算顺序,在同一分项工程中不同部位的工程量主要采用分层计算的方法。在计算墙体、楼地面等部位时,先分层计算,然后再将各层相同工程做法的项目分别汇总列项。对整个建筑的各分项工程累计工程量、套定额后,计算出直接工程费,再根据市场现行的材料价格对主要材料进行调价,本工程主要用到的商品混凝土、防水卷材、水泥砂浆、组合钢模板等材料,根据现行材料平均价格均已调整为现行市场价格。直接工程费经调价后,根据费率计算间接费、利润及税金,最后计算工程造价。 关键词: 工程量  ;定额 ; 规则; 计算说明       AbstractThispaper isbasedon asetof both theframestructureandmasonrystructureconstructiondrawings, wereusedfor commercialoutletsand multi-storeyresidential, thetotal constructionareaof4881.162m2. Inthispaper, instrictaccordancewiththe constructiondrawingbudgetofthe program, theconstructiondrawingsand supportingthe standardatlas, budgetquotaand feestandards, thecurrent pricesofbuildingmaterials, constructionorganizationdesignandconstructionscheme werecomputedand compiled.Thisdissertationismainlyonthe  buildingofShenyang constructiondrawingbudget. Thebasic calculationmethod, first toarrangethecalculationorder engineeringdivision, andthen arrangethe computationorder ofsubproject construction methods in differentparts, engineeringquantity inthesamesubproject mainlyadopts hierarchicalcomputation. Inthecalculationof wall, floorandotherparts, firstlayering calculation, and theneachlayerof thesameengineering practiceproject summary list. Theconstructionofthe subprojecttotalproject amount, quota, calculatedthe directprojectcosts, accordingto thecurrentmarket priceofmaterials price of mainmaterials, waterproofingmaterials,concrete, cementmortar, compositesteelformwork engineering materialssuchas the mainuseof materials, accordingtothecurrent averageprice areadjustedto thecurrent marketprice. Directprojectcosts afterthe priceadjustment,indirect-60- 序言作为建设单位希望以最少的资金,造出优质的工程,因此必须对工程项目投资实施全过程有效的成本控制,从组织、技术、合同等方面,挖掘潜力,降低成本,提高投资效益和社会效益。在工程项目管理中,如何有效地进行工程造价的管理,并在确保工程质量的前提下,降低工程造价,是各级工程造价部门、投资者比较关注的一个问题。施工图预算是改善企业管理,提高企业经济效益,控制工程造价的重要基础工作。在建设程序的各个阶段,采用一定方法和措施把工程项目造价的产生控制在合理的范围内和核定的造价限额以内。建筑工程预算是确定和控制建工程项目全部费用的文件。本设计是一套六层框架结构和两层框架结构的施工图纸进行的。其中建筑施工图23张,结构施工图20张。本套图纸最大的特点是,结构简易,钢筋用量多,结构图全部使用平法标注。 该设计涉及九个分部分项工程,包括土方工程、脚手架工程、砌体工程、模板工程、混凝土及钢筋混凝土工程、门窗工程、楼地面工程、屋面工程及防水工程、保温隔热工程,其中钢筋混凝土工程是本次设计的重点。为了准确计算材料较昂贵的钢筋,查阅了相当多的资料。在设计的过程中,既系统的理清了以前所学的知识,又联系到了实际。最后,在手工完成初稿后汇总成工程预算表、工程造价计算总表等各种表格。 这次论文锻炼了综合运用所学知识的能力,又为以后的工作打好了基础编制说明一、工程概况工程名称:××楼建设单位:沈阳××房地产开发有限公司建筑性质:商业网点,多层住宅总建筑面积:4881.162m2耐火等级:二级抗震等级:三级设计使用年限:50年;场地的地下水条件:勘察期间未见地下水,场地勘察深度内土层无可液化性-60-
